One page per property. One for the whole portfolio.
We connect Yardi, AppFolio, QuickBooks and your budget sheets, agree the calculations with your team and build the pages: what needs attention first, then occupancy, leasing, delinquency and NOI against budget. Your team can keep editing them by asking.

Want us to run the rollout?
We set up each property system, map accounts to your budget, build the pages, check the numbers with your team and train the people who use them. We start with one property, then expand. A standard rollout takes four to six weeks; a priority rollout, two to three.
Start the morning with what needs attention
Each property gets one page. It opens on a Needs attention list, and each alert has a threshold you set: occupancy below the operating floor, notices not yet re-leased, units stuck in make-ready, residents over 30 days past due, tours that aren't turning into leases.
Below that are sections for occupancy, financials against the PM budget, the leasing funnel, rent growth, vacancy, work orders and delinquency aging. Click any number and a drawer opens with the residents or units behind it.
- Week, month, last 26 weeks and trailing 12 toggles
- Explain and Ask to change buttons that open the assistant
- A Data tab with sources, definitions and calculation rules
- Each property's own colors and logo

See where every dollar of NOI comes from
The portfolio page compares every property on one screen, with source freshness next to each number. The NOI map draws each operating category as a flow from revenue to NOI. Pick a property for account and month detail against budget.
Flip to per unit and the picture can change. A property that looks fine in total can have the highest repairs cost per unit in the portfolio.
- Yardi and AppFolio properties in one roll-up
- One written aggregation rule for each portfolio metric
- A what-if panel for raising economic occupancy

Hear about a competitor's rent cut before your traffic does
Pick five or six comps for each property. Cerebro captures their asking rents and concessions every Monday and Thursday morning and puts them next to yours by floorplan. On Monday at 8:00 it drafts a market-watch email for the owner, and nothing sends until the property manager approves it.

The questions owners ask, and where the answer comes from
Some answers live in one system. Most need two or three lined up by property, account and date. Cerebro does that lining up once, writes it down, and every page and answer uses it.
- Which properties are under budget, and which accounts explain it?
- Actuals from Yardi, AppFolio or QuickBooks against the approved budget in your sheet, mapped by property, account and month.
- Which leases expire in the next 90 days and haven't renewed?
- Lease end dates, renewal status and notices from the property management system, grouped by property and unit type.
- Is occupancy up while collections are flat?
- Physical and economic occupancy next to the rent roll, receipts and delinquency aging for the same dates.
- How do our Yardi properties compare with the AppFolio ones?
- Both systems rolled into one portfolio model, with one written aggregation rule per metric.
- What does repairs and maintenance cost per unit?
- GL detail per property divided by unit count, with a drilldown to the accounts and months behind it.
- Did a competitor cut rent this week?
- Your asking rents by floorplan against a comp set of five or six properties, captured Monday and Thursday morning.
The report reaches people who never open a dashboard
Post the Overview tab to the property's Slack channel every weekday morning. Send owners a live link that needs no login. When a new property comes on, start from a copy of your best property page and point it at the new property's data.
Every edit is saved as a version, whether a person made it or the assistant did, and any version can be restored.

How a rollout runs
- 01
Start with one property
We set up its property system, books and budget sheet, and agree how each number is calculated. - 02
Build and check the first page
We build the page with your team and check the totals against your own reports before anyone relies on it. - 03
Roll out the portfolio
Copy the page for each property, add the portfolio roll-up, schedule the Monday email and train the people who use it.
Questions property teams ask
All connectorsDoes Cerebro connect to Yardi?
Yes, and our team sets it up. Yardi provides reports rather than a live feed, so we work out which reports your account can send and the page shows when each one last refreshed.
What about AppFolio?
Yes. Portfolios that run some properties on Yardi and some on AppFolio get both in one roll-up, with the same definitions for each metric.
We use Entrata or RealPage. Can we still use Cerebro?
There is no ready-made connector for either today. If your data already lands in a database, Cerebro can query it there. Otherwise we look at the reports and exports your account can produce and scope a custom connection.
Where do budgets come from?
Usually a Google Sheet with the approved PM budget. Cerebro maps it to your properties, accounts and months so actuals and budget line up on the page.
Can owners see the dashboards without a login?
Yes. Turn on an embed and the page gets a link that opens live with no Cerebro login. The page shows "Powered by Cerebro Analytics" at the bottom.
Does Cerebro change anything in Yardi or AppFolio?
No. Reporting reads from your systems. It doesn't post charges, payments or changes to resident records.
